Message Somethings I recommend:

1) Some of the things you've listed as problems are relatively simple to fix. I would fix the window, get the AC charged, put turn signals on, get tires, clean up the engine bay.
2) Get rid of modifications that could raise an eyebrow, for example, I would not even consider buying your car with the electric fan. Put the stock fan clutch back on.
3) Clean the engine bay, why is one of your charge pipes silver and the rest black?
4) Pull the spoiler and throw it away. If you don't have money to get a new spoiler installed, clean the hatch and make it look nice and tidy. It would be more presentable in a cleaned up wingless look than having to tell the buyer he will have to either get the wing replaced or have to go through the work of removing the rotting spoiler himself. If a buyer who knows these cars asks why you take the spoiler off, they should know that the old spoilers tend to rot and your explanation will be understandable.
5) Clean the car. Spend 8 hours on a Saturday and clean like you mean it. This means even taking a fine brush or q-tips and cleaning the air vents.
6) After cleaning it, take better pictures at a place where there are not distractions in your pictures. Pictures of every corner of the car, inside of the car, hatch area, speedometer/odometer area, foot wells.
7) List that the car will come with additional parts.
8) If you feel if it is a must to mention you've rebuilt the engine, make sure you have documentation to show that you did things correctly. For example, I documented every step of my rebuild, and I have multiple binders that have pictures, notes and paperwork to go along with it.
